Rental Property Rubbish Removal for Tenants, Landlords & Real Estate Agents

An unfortunate reality of owning or managing a rental property is that you may have a tenant that leaves your property in a mess with abandoned goods and rubbish when they vacate the property.  When it comes to rental property rubbish removal, there are a few key considerations that should be kept in mind, whether you are a tenant, landlord, real estate agent or property manager.

Rental Property Rubbish Removal for Landlords

Our number one tip for landlords is to ensure tenants are carefully vetted before any contracts are signed – after all, prevention is better than cure!

However, there is no guarantee that even the most carefully screened tenants are not going to leave you with a rental property rubbish removal nightmare.

It is important to have landlords insurance, which should cover you for malicious damage, such as vandalism, as well as rent default and other unforeseen expenses. However, be warned that many insurers will not cover rubbish removal costs, if the rubbish and mess left by the tenant is deemed to be due to poor living habits. They may pay out a claim if it can be shown that the extent of rubbish and mess left behind can be attributed to malicious intent.

If your insurance company does not pay out, you may be able to use the security bond to cover these costs, pending approval and release by the relevant local statutory authority.

As a landlord, you also need to be aware that the tenants have rights that are protected under your states consumer laws. This means that you cannot just dispose of items that have been abandoned by the tenant without giving them notice.  Contact your local consumer affairs office for more information.

The sooner you can clean up the property, the sooner you can get new tenants in to start generating an income again. You may need to place some abandoned items into storage until they are collected by the tenant or any relevant holding periods have expired. It may also be worth engaging the services of a rubbish removal company that specialises in rental property rubbish removal to efficiently clean the premises in readiness for new tenants.

Rental Property Rubbish Removal for Real Estate Agents & Property Managers

Again, as a real estate agent or property manager, it is important to make sure that any incoming tenants have been screened and have a good track record in previous rental properties.

It is imperative to do regular inspections of rental properties, so that you can nip any issues in the bud.

If rubbish is accumulating on a property due to poor living habits, this will normally occur over a period of time. As the property manager, it is important to document this and to issue the relevant warnings so as to prevent a situation where the property is ultimately trashed, leading to very expensive rental property rubbish removal costs.

It can be beneficial to develop a relationship with a rubbish removal company that specialises in rental property rubbish removal jobs, so that you are able to get priority service to ensure your clients properties are cleaned up as fast as possible and ready to be placed on the rental market again.

Rental Property Rubbish Removal for Tenants

As a tenant you should ensure that the property is well maintained, and when vacated, is left in the same condition as it was when you moved in. The property manager or landlord will perform a final inspection at the end of your lease, and will only refund the security bond if the property is left in substantially the same condition as it was when you moved in.

If you leave a property in a very poor state, you are at risk of being blacklisted and may find it difficult to gain approval for future rental properties.

You will need to dispose of any unwanted items, such as furniture, clothing, appliances and so forth that were not included with the property when you moved in.

It may be beneficial to engage the services of a rubbish removal company that specialises in rental property rubbish removal jobs to do a thorough clean-up of your property, to ensure that you are not at risk of forfeiting your security bond.
