Mumbai's newest residential destinations – Thane, Bhandup and Kanjurmarg!

There is simply no denying the fact that real estate in Mumbai has undergone a tremendous change, with areas considered far-flung developing into major pockets of the city. Suburbs tagged as down-market before have begun transcending into some of the most popular residential destinations in the city, particularly areas like Thane, Bhandup and Kanjurmarg.

We’re going to have a look at these three suburbs that have literally sprouted out of the ground and reached for the skies in the last few years. These places offer affordable property to purchase near Mumbai, with every facility and creature comfort you’d look for made available.

Thane:

Now a city in itself, Thane has grown from an underdeveloped area to a model city unlike any the population of Maharashtra has seen before! The city has spread out to Ghodbunder Road, Majiwada, Pokhran Road, and Vasant Vihar and has on offer affordable property as well as uber-luxury homes. The city itself has four railway stations including Thane Station, Kalwa, Mumbra and Diva, all of which handle a number of passengers on a daily basis. The city has become one of Mumbai’s major links to Navi Mumbai. Om Ahuja, the CEO of Jones Lang LaSalle India (JLL) sums it all up saying, “Thane is well-developed, and represents a city in itself – a city with its own character and economic drivers, including large businesses that drive the demand for residential properties. The manufacturing sector, especially along Ghodbunder Road, plays a big role in keeping the residential property sector lively. Also, the accelerated activity in residential property development has caused an upsurge in malls and entertainment complexes, which further influence demand.”

 Bhandup:

 This suburb is placed just off the Eastern Express Highway and is well connected to neighboring areas like Powai, Ghatkopar, Kanjurmarg, Mulund, Vikhroli, Mulund and Thane. “Earlier considered a down-market area with few amenities, Bhandup has now emerged as an important residential hub,” says Subhankar Mitra, head of Strategic Consulting (West) Jones Lang LaSalle India. Earlier, there were limited properties available in this location and the prices were very attractive, with sales largely limited to resale properties and projects by smaller builders. However, the release of industrial land along LBS Marg (the major road connectivity of the eastern suburbs) has enticed big-time developers to come up with high-end residential and township projects along this transport corridor. Organised retail development has also started in Bhandup, albeit on a modest scale”.

 Kanjurmarg:

 Kanjurmarg is yet another pocket of the city that offers affordable residences. This area is preferred solely because of its affordability and commercial advancement. “Thane’s residential property market still has a lot of genuine demand driving it. Also, the supply of projects covers a very broad spectrum of this demand, with properties ranging from 1BHK apartments to lavish luxury homes available,” adds Om Ahuja. This suburb has several dedicated commercial areas like Damji Shamji Business Galleria in Kanjurmarg (West), complete with air-conditioned office and retail space. That apart, Kanjurmarg also plays home to healthcare and educational facilities and is well connected to LBS Marg, Eastern Express Highway and Jogeshwari-Vikhroli Link Road.
